These are the prices and carpet areas on the sale sheet we have been given, published as given. Every figure carries the condition attached to it, because a price without its condition is the kind of thing a buyer is held to at booking.

Prices are indicative and subject to change. 1 and 2 BHK pricing excludes car parking. The 3 BHK and 3 BHK+ figures are quoted by the developer as an Inaugural Special, and the "++" means charges sit on top of the figure shown. Carpet areas and prices on this page are the ones on the current sale sheet we have been given; ask us for the itemised cost sheet for the specific tower and unit before you book.
Read the two conditions before you read the numbers
- 1 BHK, 2 BHK and 2 BHK+ pricing excludes car parking. The figures are described as all-inclusive, and then parking sits outside them. That is the developer's structure, not our caveat, and it is the single most common place a budget slips at the sales desk.
- The 3 BHK and 3 BHK+ figures are an Inaugural Special, quoted at Rs 1.16 Cr++. The "++" means charges on top. An inaugural rate is a launch-window rate; it is not a permanent price and nobody should plan around it lasting.
Note also that the 3 BHK at 900 sq ft and the 3 BHK+ at 1,000 sq ft carry the same headline figure. That is what the sale sheet says. If the two are genuinely at parity today, the 3 BHK+ is the better arithmetic; get both cost sheets side by side and check whether the parity survives the itemisation.
What you actually get when you ask
- The itemised cost sheet for the tower and configuration you name, with the agreement value broken out from the extras
- The car parking charge, in writing, for the 1 and 2 BHK
- The payment schedule and the booking amount currently in force
- Which of the four towers on the current release, Palm, Maple, Oak or Walnut, has that configuration available
Costs to budget beyond the agreement value
An honest budget for an under-construction home in Thane district has more lines than the headline. Expect to plan for:
- Stamp duty and registration, at the rates applicable in Thane district on your date of registration
- GST, as applicable on an under-construction purchase
- Car parking, which the sale sheet excludes from the 1 BHK, 2 BHK and 2 BHK+ figures
- Society formation and maintenance deposits, usually collected before handover
- Development, infrastructure and legal charges, as levied by the developer
- Home loan costs: processing fee, legal and technical valuation, and insurance if you take it

Why a six-registration project needs a per-tower cost sheet
Urban Woods has six separate MahaRERA registrations and four towers on the current release: Palm, Maple, Oak and Walnut. Registered completion dates run to April and May 2029 across those four.
