Rustomjee Urban Woods towers: four on release, six registered

Palm, Maple, Oak and Walnut are on the current release. All six MahaRERA registrations are published, with registered completion dates and a direct portal link for each.

Rustomjee Urban Woods is not one MahaRERA registration. It is six, one per tower, filed at different dates with different completion commitments. That single fact changes how you should read every other page about this project, including ours. Buying in Oak is a different legal transaction from buying in Palm, with a different registered completion date and a different set of filed plans sitting behind it.

Four of the six are on the current release: Palm, Maple, Oak and Walnut. Those are the towers being sold today. Wing A and Banyan are registered with MahaRERA but are not on the current release, so they are not on offer. Their numbers are published anyway, so you have the whole picture.

Below is the full set: every number, every registered completion date, whether it is on the current release, every filed unit-size range, and a direct link to the portal record so you can read the certificate rather than take our word for it.

Registered completion dates are the proposed completion dates on the filings, not marketing dates. Banyan's registered completion date is shown as to be confirmed, because no published source establishes it. Filed unit-size ranges are the ranges recorded on each registration; they are not apartment carpet areas and should not be read as such. Land area, storey count and clubhouse size come from the developer's sale sheet. The RERA filings for the individual towers are recorded as ground plus 31 upper floors, which is the same thing counted differently, not a contradiction. Total unit count is still not published on this site, because public sources disagree with each other and no document we hold settles it.

Why the filed sizes and the sale-sheet carpet areas do not match

Look at Palm: a filed lower bound of 118 sq ft. No one is selling a 118 sq ft apartment. That figure almost certainly describes a non-residential unit registered inside the same filing. This is exactly why we keep the filed ranges inside this RERA table and keep them out of the configuration cards. A registration range answers the question "what is covered by this filing"; a carpet area answers the question "how big is the flat". They are different questions and blending them produces nonsense.

The promoter entity, stated precisely

The promoter named on the Wing A certificate is Keyblue Realtors Private Limited. Keyblue is a special purpose vehicle inside the Keystone Realtors group, which trades residentially as Rustomjee. It is not an unrelated third party and it is not a red flag; large developers routinely register a project under an SPV. It is, however, the name on the legal document, and the name you should expect to see on your agreement for Wing A.

The promoter entity on the other five registrations is not stated here. Read the promoter field on each portal record before you assume it is the same company.

How to verify these yourself, in four steps

  1. Open the portal link in the table for the tower you are being shown.
  2. Check that the project name on the record matches what you were quoted, and that the tower matches.
  3. Check the proposed completion date against the date in the table above and against whatever the salesperson said out loud.
  4. Check the promoter name, then check that the same name appears on the draft agreement for sale you are handed.

Ten minutes on the portal is worth more than any assurance on any website, including this one. If a number in our table ever disagrees with the portal, the portal is right and we want to know so we can correct it.

The land parcel

The land parcel behind these registrations sits in Kalyan taluka, Thane district, near Vicco Naka, Village Bhal, off Kalyan-Shilphata Road, on the Dombivli and Kalyan boundary. That boundary is why the same project is indexed by some portals under Kalyan East. It is one development with six filings, not several projects.
