What the film actually shows

It opens on the campus and works inward: the arrival, the landscaped centre, the clubhouse, the pool and the sports zones, then the homes themselves, the sundecks and the light. It is the fastest way to understand how an 8.5-acre gated plan with 32-storey high-rises is meant to feel from the ground, which is the one thing a still render is bad at showing.

Two things to know before you watch. The project is under construction, so the built views are computer-generated. And the film cuts in lifestyle footage shot at existing Rustomjee properties rather than at Dombivli East.

What to watch for, if you are actually buying

1. The massing. How close the towers sit to each other decides your view and your daylight far more than the floor number does.
2. The podium and the ground plane. Where the parking goes, where the children go, and whether those two things cross.
3. The clubhouse in context. A 20,000 sq ft clubhouse is a real number; watch where it sits relative to the towers, because the walk to it is the thing you will do a thousand times.
4. The sundeck depth. The brochure promises wide sundecks with every home. A sundeck you can put two chairs on is a room; one you cannot is a ledge.
